Do I need a licensed waste carrier for a clearance?

Yes - and so does anyone clearing your property. Under the Environmental Protection Act 1990, the property owner (or executor) remains liable if waste is fly-tipped, even after paying someone else to remove it. Fines reach £5,000. How long does a house clearance take?

A two-person team clears a one-bed flat in around three to four hours, a standard three-bed family home in a single day, and a heavily packed four-bed house across two days. Hoarded properties and probate clearances with paperwork searches typically run three to four days. Booking is usually 5-10 working days ahead; same-week slots exist for small jobs and for urgent probate matters where a sale has already been agreed.

Do you handle probate clearances?

Yes - probate clearances are the largest single type of work we do each month. We work directly with solicitors, executors and estate agents across Hampshire, Berkshire and Surrey, handle paperwork searches before disposal (share certificates, original deeds and Premium Bond paperwork are all common finds), and can invoice the estate rather than individuals. What happens to the items you clear?

Our target is 70%+ diverted from landfill. Saleable items (vintage furniture, tools, white goods under eight years old) are offered back to the client against the bill or passed to local auction houses. Charity-shop-quality clothing, books, kitchenware and undamaged furniture are donated locally - typically to British Heart Foundation, YMCA and Age UK branches in Yateley, Camberley and Wokingham. Everything else goes through licensed transfer stations for recycling or disposal.
