What does a full landlord changeover include?
A standard Eddie Webb changeover covers end-of-tenancy clearance of leftover items, professional deep clean, touch-up painting, silicone sealant renewal, minor repairs (blown bulbs, loose handles, dripping taps), garden reset and photographic inventory ready for the next let. For a two-bed flat this typically costs £600-£900 inclusive, and runs inside 72 hours from key handover so you lose one week of rent instead of three.
How do I avoid deposit disputes?
Deposit disputes come down to evidence. The checklist: a detailed signed check-in inventory with timestamped photos; a pre-departure walk-through done with the tenant present; a check-out inventory matching the format of the check-in; contractor invoices itemising exactly what was cleaned or repaired; and deposit deductions returned within 10 days of agreement. Do you work with letting agents?
Yes. Eddie Webb works regularly with four independent letting agents across Hampshire and Berkshire, invoicing either the agent or the landlord direct depending on preference. We can work to a standard changeover specification agreed once per landlord, so each property follows the same process and finish standard. Invoices include photo evidence, waste transfer notes and a line-itemised breakdown for deposit deduction paperwork.
How quickly can you turn a property around?
For a standard two- or three-bed inside Hampshire / Berkshire / Surrey, we can complete a full turnkey changeover (clearance, clean, touch-up, repairs, garden) within 72 hours of key handover, assuming no surprise structural issues. Heavier turnarounds involving room repaints, flooring or bathroom sealant refreshes take 5-7 days. Booking in advance of the check-out date typically reduces total time by a day because the diary is blocked in.
Are your rates different for landlords?
Yes - portfolio landlords (two or more rentals) qualify for our landlord rate of £35 per hour rather than the standard £40, with one consolidated invoice per month rather than per-job. Changeover packages are priced fixed - two-bed flat £600-£900, three-bed house £800-£1,300 - inclusive of clearance disposal and photos. No call-out fees, no minimum spend, no annual retainer.
